2025 TOBY® Choice Award Criteria & Forms
BOMA Miami-Dade has released the official 2025 TOBY® (The Outstanding Building of the Year) Awards entry forms and criteria, providing building teams, property managers, and service partners with everything needed to prepare a competitive submission.
As the first step toward BOMA International’s TOBY® Awards, the TOBY Choice process evaluates properties across all aspects of operations—from life safety and energy performance to tenant experience and overall management excellence. A strong submission requires both detailed documentation and a clear demonstration of results.
Preparing a Competitive Submission
The TOBY® Awards are known for their rigor. Successful entries clearly communicate:
- A well-managed, high-performing building
- Consistent operational practices
- Measurable results and improvements
- A strong understanding of tenant needs
Early preparation is key. Reviewing the forms and criteria in advance allows teams to organize documentation, align internal stakeholders, and build a submission that reflects the full scope of their operations.

- 250,000 – 499,999 Square Feet

- Suburban Office Mid-Rise
- Medical Office Building
- Industrial Office Park
- Mixed-Use Building
- Retail Building
- Historical Building
- Renovated Building
Each category includes a dedicated entry form outlining required documentation, building data, and narrative sections aligned with TOBY® judging criteria.
