Preparing for TOBY® Choice
Preparation is an important part of the TOBY® process. Entrants should review their building operations, documentation and management practices before judging begins.
TOBY® Choice judging includes a property presentation and site inspection, with evaluation in areas including:
- Building operations and maintenance
- Life safety, security and risk management
- Energy efficiency and environmental sustainability
- Training and education
- Tenant relations and community involvement
Property teams should use the BOMA International judging criteria as a preparation tool to identify strengths, organize supporting information and ensure key building team members are prepared to participate.

What Happens After You Enter?
Once your Call for Entry has been submitted, BOMA Miami-Dade will provide additional information about the competition and judging process.
Entrants should be prepared to:
- Attend TOBY® training and review competition requirements
- Review the applicable judging criteria with the property team
- Send your headshot and building photos to jackie@awvemarketing.com
- Prepare supporting information and documentation
- Prepare the property presentation and site inspection
- Coordinate the judging visit with the BOMA Miami-Dade local judging team
- Join us for an amazing TOBY Choice celebration and awards presentation at our gala on February 5th!

Important Information for TOBY Entrants
To make the TOBY® Awards process more accessible, BOMA Miami-Dade utilizes a pre-qualifying local competition—the TOBY Choice Awards—as the first step toward regional and international advancement.
Winners of the TOBY® Choice Awards who meet BOMA International eligibility requirements, including BOMA 360 designation, are eligible to advance to the regional competition.
Because regional deadlines closely follow the local competition, entrants are strongly encouraged to begin preparing their BOMA International submissions in advance. The BOMA International entry portal is typically made available early to support this effort and allow participants to develop narratives, upload materials, and organize required documentation.
Key Timing Considerations
• BOMA 360 designation must be secured in advance; for the 2027 competition, new applications must be submitted by January 15, 2027
• Local winners are required to advance within the same competition cycle
• Regional submission deadlines follow shortly after local awards, allowing limited time for finalization
Advancement Requirements
To qualify for regional competition, entrants must:
- Be recognized as a TOBY® Choice Award winner at the local level
- Achieve a minimum building inspection score of 70%
- Hold a current BOMA 360 designation
- Enter your complete building information into the BOMA Recognition Portal for the local and regional competitions
- Pay the applicable regional submission fee
