TOBY CHOICE AWARDS FOR MIAMI-DADE PROPERTIES
To compete at the international level, South Florida properties must first earn recognition through the TOBY Choice Awards.
This streamlined program is designed to prepare entrants using criteria aligned with BOMA International standards, while excluding more intensive requirements such as BOMA 360 certification and full written narratives.
Judging is based on a site inspection and presentation, where properties are evaluated on:
• Building operations
• Life safety, security, and risk management
• Training and education
• Energy efficiency and environmental sustainability
• Tenant relations and community involvement

Important Information for TOBY Entrants
To make the TOBY® Awards process more accessible, BOMA Miami-Dade utilizes a pre-qualifying local competition—the TOBY Choice Awards—as the first step toward regional and international advancement.
Winners of the TOBY Choice Awards who have achieved the BOMA 360 designation are eligible to advance to the regional competition, following certification as local winners.
Because regional deadlines closely follow the local competition, entrants are strongly encouraged to begin preparing their BOMA International submissions in advance. The BOMA International entry portal is typically made available early to support this effort and allow participants to develop narratives, upload materials, and organize required documentation.
Key Timing Considerations
• BOMA 360 designation must be secured in advance, with application deadlines typically occurring in mid-January
• Local winners are required to advance within the same competition cycle
• Regional submission deadlines follow shortly after local awards, allowing limited time for finalization
Advancement Requirements
To qualify for regional competition, entrants must:
• Be recognized as a TOBY Choice Award winner at the local level
• Achieve a minimum qualifying score as determined by the judging criteria
• Hold a current BOMA 360 designation
